Voltage Cyan dot denotes the next stage to energise. Stage 1 energisation target to be confirmed.
Stage 1
80 MW80 MW cumulative
Initial development envelope. Power, water, fibre and land assembled around an 80 MW base build. Connection pathway under formal assessment with Powerlink and Energex. Energisation target subject to connection offer acceptance. Connection application lodgement milestone to be disclosed on execution.
Stage 2
+120 MW200 MW cumulative
Expansion on the same controlled parcel. Substation extension and separate transmission connection upgrade scoped against the Stage 1 envelope. Stage 2 phasing aligned with AEMO connection milestones and tenant offtake structure.
Stage 3
+200 MW400 MW cumulative
Full master plan capacity. Staged augmentation and substation works scoped in the current diligence model. Execution gated on Stage 2 energisation and hyperscaler offtake confirmation.
Site characteristics
Land, tenure and planning.
Location
South East Queensland industrial corridor. Exact location undisclosed until structural landowner agreement is executed. Full site details released to confirmed counterparties under NDA.
Land area
25 hectares controlled with landowner partner under current terms. Expansion area assembled and diligenced for Stages 2 and 3 on the same parcel.
Land tenure
Site under option / controlled access agreement with the landowner. Long-form agreement in preparation. Purchase or long-term ground lease under discussion depending on landowner preference. Tenure instrument confirmed to capital partners under NDA.
Zoning
Industrial or compatible rural-industrial zoning. Preliminary planning assessment complete — data centre use consistent with zoning designation without requiring rezoning. Development application pathway identified. DA pathway confirmed in due diligence materials.
Ownership structure
Continode holds the origination position. Capital partner ownership vehicle to be structured against investor FIRB profile and return mandate.
Power
Grid connection status and pathway.
Grid operator
Powerlink Queensland (transmission) and Energex (distribution). Two connection pathways under formal assessment — transmission-first and distribution-augmentation. Primary pathway confirmed in connection status briefing available to counterparties under NDA.
Connection status
Connection enquiry advanced. Two options under assessment. Offer-to-connect timeline subject to AEMO queue and augmentation study completion. Indicative 18–30 month range to energisation from application lodge. Application stage confirmed in connection status update available to counterparties on request.
Capacity available
80 MW Stage 1 connection envelope confirmed viable in preliminary assessment. Stage 2 and Stage 3 augmentation scoped and assessed against the same site. Network operator response detail available to counterparties under NDA.
BTM optionality
Behind-the-meter generation assessed in parallel as a cost and timeline hedge. Not the primary pathway but remains on the scope register.
Equipment lead times
Long-lead HV plant (transformers, switchgear) strategy locked against Stage 1 envelope. Procurement sequencing aligned with connection offer milestone to avoid dead capital. Market lead times currently 24–36 months for primary HV equipment.
Water and cooling
Supply, capacity and cooling pathway.
Source
Potable and process water access established via prior permitted use on the parcel. Capacity confirmed against full master plan cooling envelope.
Cooling pathway
Evaporative cooling primary pathway given site water availability. Air-side economisation assessed as secondary mode. Cooling model selection aligned with tenant technical requirements at engagement stage.
Resilience
Water supply security assessed for operational continuity. Backup supply pathway and storage on-site scope included in master plan.
Fibre and connectivity
Routes, diversity and subsea adjacency.
Primary route
7 km route to QCN Fibre under MOFN (Multi-Operator Fibre Network) model. Route surveyed and feasibility confirmed. Carrier engagement stage and MOFN term detail available in the due diligence data room.
Diversity
Second diverse path via Energex pole-mounted fibre on an independent route. Two independent carrier paths to the site achievable under current scope.
Subsea adjacency
Subsea cable landing station adjacency under assessment for future international connectivity. Not a Stage 1 dependency — in scope for the long-term asset position.
Latency
SEQ location provides low-latency connectivity to Brisbane CBD, Gold Coast, and Sunshine Coast demand clusters. Indicative latency to Brisbane exchange confirmed in carrier feasibility assessment. Carrier-tested figures available on request.
Commercial structure
What Continode is offering and how it is structured.
What Continode is offering
Site control, grid connection pathway, water and fibre access, and capital stack structuring — assembled as a de-risked development position. Continode is not the builder and does not hold construction contracts. An EPC alliance partner delivers the physical build.
Commercial structures available
Wholesale colocation (tenant brings IT, operator holds the building and power); neocloud platform (operator holds compute, sells capacity); or hybrid. Operating model selected against capital partner mandate and tenant technical requirements.
Capital structure
International institutional capital introduction pathway active. Ownership vehicle structured for AUD-denominated infrastructure return profile. FIRB clearance pathway assessed per capital partner nationality before introduction.
Tenant engagement
No hyperscaler tenants signed or named. Tenant dialogue is in progress at the technical requirements stage. Facility design is staged against connection milestones — not tenant commitment — so the project proceeds on its own schedule.
EPC delivery
Alliance structure in preparation with an Australian delivery partner. Counterparties named on execution. Continode holds the owner's representative function, not the construction contract.
Minimum ticket
Not disclosed at this stage. Capital partner conversations begin with mandate and structure alignment before quantum is discussed.
Development timeline
Stage gates and indicative milestones.
Current stage
Site assembled. Power, water, fibre and land in place for Stage 1. Connection enquiry advanced. Capital structure design underway.
Next gate
Connection application lodgement. Landowner agreement execution. Capital partner mandate alignment.
Stage 1 energisation
Indicative 36–48 months from current milestone, subject to connection offer timing and planning approvals. HV equipment procurement is the binding critical path once connection offer is accepted. Timeline updated at each connection status milestone.
Stages 2–3
Phased against Stage 1 operational milestone and augmentation study completion. No fixed timeline committed for Stages 2 and 3 at this stage.
